Terms governing use of Rent in the Borders and agent listing services.

1. Use of the website

Rent in the Borders (rentintheborders.co.uk) provides a property rental listing service for the Scottish Borders, Scotland. By using this website, you agree to these terms.

2. Property listings

Property listings are provided by letting agents and landlords. Rent in the Borders does not verify listing accuracy and is not responsible for errors or omissions. Always verify details directly with the listing agent. We are not a letting agent and are not party to any rental agreement.

3. Agent registration and account terms

By registering, you agree that:

All property information you submit is accurate and you have the right to list it.
You will keep listings up to date and remove properties no longer available.
You will not submit misleading, fraudulent, or discriminatory listings.
You are responsible for your account credentials.
You comply with the Housing (Scotland) Act 2006, the Private Housing (Tenancies) (Scotland) Act 2016, and the Letting Agent Code of Practice.
If using feed integration, you have the right to distribute that data.
We reserve the right to remove listings or suspend accounts that violate these terms.

4. Premium subscriptions and payments

Premium subscriptions are billed monthly via Stripe:

Subscription renews automatically each month until cancelled.
Cancel anytime. Takes effect at end of current billing period. No partial refunds.
Pricing changes with 30 days' notice to existing subscribers.
All prices in GBP, inclusive of VAT where applicable.

5. Free tier

The free listing tier is provided at our discretion. We may modify features or introduce limits with reasonable notice.

6. Intellectual property

Website design, code, and editorial content are our property. Listing content remains the agent's property. By listing, you grant us a non-exclusive licence to display it on the website and associated feeds.

7. Blog content

Blog articles are for informational purposes only and do not constitute legal, financial, or professional advice.

8. Acceptable use

You agree not to:

Use the site for any unlawful purpose.
Attempt unauthorised access to any part of the site.
Use automated scrapers or bots without written permission.
Submit defamatory or infringing content.

9. Limitation of liability

Rent in the Borders is provided "as is". Our total liability shall not exceed subscription fees paid in the 12 months preceding any claim, or £100, whichever is greater.

10. Email communications

By registering, you consent to transactional emails (confirmations, feed alerts, search alerts). These are not marketing emails.

11. Termination

We may terminate accounts for violation of these terms. You may delete your account at any time by contacting us.

12. Changes to terms

Material changes communicated by email. Continued use constitutes acceptance.

13. Governing law

Governed by the laws of Scotland. Disputes subject to the exclusive jurisdiction of Scottish courts.
